At Tulsa Property Management Inc, we work and establish relationships with top vendors.  We only endorse vendors that we believe in and know personally to handle our Tulsa and surrounding area homes and home owner associations. We believe in using local, value based companies to serve our business needs and have been using these companies for a long time. These vendors are knowledgeable in their respective fields and they have affordable pricing. They work with us quickly and work on urgent projects when needed. 

Asset Recovery Management is a company that works with property managers and works through the eviction process for homeowners. We have been working with Paul Morris for years and he provides a “gets it done” attitude and work ethic. He is very knowledgeable of the eviction process and expedites evictions when needed. He serves legal notices in a timely and efficient manner. He is very responsive to our needs and needs little direction. He files and serves and goes to court so that we can continue doing what we do best which is property management in Tulsa and the surrounding metro areas. 

Accent Cleaning and Restoration: Accent is a locally owned and operated company that has been serving Tulsa and the surrounding areas since 1998. Accent provides carpet cleaning for single family homes as well as multi family units at very affordable prices.  Accent also offers water damage restoration when a flood has occurred in the home. This could be from leaking faucets, hot water tanks busting or water seeping into the home from outside. They also do carpet repairs such as stretching, seam repairs, frayed carpet, hole patching, tears, pet damage or any other types of damage that can be repaired. Accent also does air duct and dryer vent cleaning. In addition, Accent also does tile and grout cleaning  as well as upholstery cleaning. They are high quality at a very affordable price. Larry and Steve are responsive and easy to work with. 

CAMO Construction: CAMO specializes in remodels and dry wall repair. Charles has completed many projects for me and has been in the business for twenty five plus years. He and his company are honest and has the utmost of integrity dealing with people. He is fair in the bidding process and does great work. 

Murray electric: when you need an electrician who is knowledgeable and customer service oriented- Murray Electric is the company. Murray Electric does work at a very affordable, competitive price. Believe it or not- when you call Murray electric- you will talk to an actual electrician. You will not be waiting on hold for long times nor will you be talking to an automated answering service. They have been in business since 1984 therefore they have over 30 years of experience. They do everything from electrical troubleshooting and repairs to home remodels as well as preventative maintenance programs and back up generator systems. Murray electric is available 24 hours per day seven days per week.

Turnpro Aquatics 

Many associations have ponds and lakes to upkeep. For this service, we highly recommend Turnpro Aquatics. They have been serving Tulsa and the surrounding areas since 1992. They diagnose as well as provide year round service to maintain the ponds and or lakes. They do fish stocking as well as goose control. For your fountains, Turnpro also services and maintains. 

Aquatic Management provides great care for all pool management and maintenance issues. They can also do consultations to get your personal and or commercial pool serviced. 

Clean, Tinker and Restore Make Ready Services LLC, Art Graham is who we use primary for maintenance and make ready services. Art is professional, organized and very affordable and projects big and small.  

Pope Heat and Air, based in Keifer, Oklahoma. At Pope, they install, repair, replace, maintain, and upgrades all makes and models of air conditioning systems, furnaces, heating systems, and other air quality equipment. They can also install air purifiers while saving you money.

Guardian Angel Exterminating- where they put your pests to eternal rest! They are locally owned and operated out of Bixby, OK. Whether you have bed bugs, termites, rodents, roaches- or any other pest- and whether it’s a commercial property or residential- the folks at Guardian Angel do a fantastic job and provides great customer service. They have a results guarantee.

Plumbing- we use Bud Henderson of Henderson Plumbing. We find that he is reliable, trustworthy and affordable.  He is based out of Coweta but services Tulsa and the surrounding areas including Bixby, Owasso, Broken Arrow, Claremore and Sand Springs. 

Big League Lawncare- whether you are looking for lawncare for personal home or looking to fulfill commercial or homeowner association services, you can count  on Joshua at Big League. He is very responsive to needs and is very affordable. 

Holder’s Total Security has been in the business of protecting families for over 50 years in both the commercial and residential sector. They do video surveillance as well as commercial locks and safes. If you need gate security for your HOA pool, Holder’s has a solution for you. They are professional and reliable. They integrate the locking systems so that it is updated and using state of the art technology. 

C&B carpets off the entire spectrum of flooring whether you are needing it for residential, commercial or multi family flooring. They not only have carpets but also install vinyl, tile, fibers, laminate and wood. 

These are a few of the vendors we go to. However, we have many more vendors that we do business with. We welcome and love all vendor pricing as we are always on the search for optimizing the agreements we have in place. We appreciate the work these vendors do, but we also believe in not being complacent and allowing competitive pricing to occur. We also believe vendors get better when they know we are going to bid the process out. Process improvement and making sure are property owners as wells as homeowners associations get the best vendor to do the best quality job is our ultimate goal.
