This is an amount that the owner is comfortable with us, the management company, making decisions on their behalf, allowing us to manage minor repairs with the owner/investor not having to be bothered with the small minor issues of property management, thus making the experience of owning properties easier for single family homeowners as well as investors saving them time, energy and money. If the project is larger than the allotted 250 dollar reserve, the Tulsa Property Management team uses known, trusted, vendors and solicits at least two bids to present to the owner for consideration. The owner can view those bids on the portal and decide which company they would like to do business with. Owners can communicate that to the team on the portal or can always call us to discuss the pros and cons of each company and their respective bids. Owners can add payments if needed to the portal so this makes sending checks is a thing of the past. Of course, we also have an emergency after hours number for those emergencies that do arise. At PMI Green Country, the Tulsa Management Team regularly inspects your properties and preserves the property. The inspections are held twice yearly and as needed in order to maintain the original state of the property. The inspection includes the first one at the 4 month mark. At this point, any changes the tenant needs made such as cleanliness of the yard, anything damaged (for example blinds damaged in need of replacement, stains on carpets that need to be cleaned, etc) or in need of repair that is the tenant responsibility is pointed out to the tenant and verbal and then formal communication is made. The team follows up to make sure situations are remedied. We have found over
the years that informing tenants that we will be there at the four month and twelve month mark motivates them to have the home possible a little more tidy and a little more TLC than never coming around.
